    Questions people ask before they open

    Not legally. Commercially, yes. A licence confirms you are allowed to trade. A feasibility study confirms whether you should. It tests demand in your catchment, capacity already installed by competitors, the revenue your model can realistically produce, and the point at which the business pays you back. Skipping it does not remove the risk, it just moves the discovery to after the money is spent.

    Six areas. Market and demand in the catchment. Competition and installed capacity at peak hours. Site and space, including rent as a share of forecast revenue. Concept and differentiation. The financial model, covering break even members, acquisition cost against lifetime value, and best, expected and worst cases. Finally people and launch, including the instructor pipeline and the pre sale target. The free worksheet on this page lists all forty two checkpoints.

    It varies enormously with size, concept and fit out standard, so any single figure is misleading. The number that matters more is your break even: how many members at what average revenue cover your fixed costs each month. Work that out before you work out the build cost, because it tells you whether the build cost is affordable at all.

    It depends on your fixed cost base and your average revenue per member, not on the size of the club. Divide monthly fixed costs by average monthly revenue per member and you have your break even membership. Then ask whether your catchment and your capacity can realistically deliver that number at the price you intend to charge.

    Pre sale is the membership you secure before the doors open. A useful floor is your first month of operating costs divided by your average membership value. Hit it and opening day is momentum. Miss it and you are funding the launch out of capital that was meant for something else.

    They are different businesses. Reformer has larger market awareness, an easier hiring pool and lower equipment cost, in a more crowded field. Lagree has stronger differentiation and pricing power, with higher capital expenditure, licensing and a thinner instructor pipeline. The right answer depends on your catchment, your capital and whether you can solve staffing. Work through the worksheet on both concepts and the difference becomes obvious.
